Hmm--fair question, and I don't know if I can answer that to your satisfaction. "Perfect" in this context is for me, an holistic sensation and judgment, not an analytic one. Listening makes me feel complete, it makes me feel that a human truth has been told in an artistic and truthful way, and I cannot imagine a better version.
If I were to try to deconstruct the elements in an analytic way as to why this song works for me, I would say: 1) The lyric is about a specific kind of love experience that is recognizable to most everyone while not being cliched. 2) The music is melodious and interesting. The low notes in the opening lines contrast nicely with the expansiveness of the refrain. 3) There seems to be a very close fit between the song and the singer. First time I heard it, I wondered if Benton had written it. Benton, I think, sings with resonance, truth and proportion and taste. Listen to some other versions (surprisingly, I like Conway Twitty's version a lot!) and they seem to be missing something. Even Ray Charles' version uncharacteristically goes off the rails here.

There are songs which are sung by many different artists to just as many different arrangements, but there always seem to be one artist and one arrangement that best captures the essence of that song. That for me is the perfect song.

I agree, motown. For example, this old Berlin standard as rendered by the legendary Ella Fitzgerald is, to my mind, as about as close as you can get to that kind of perfection:
